Mountain Brook Village is zoned R-75 with the following conditions:
The minimum floor space of the proposed homes shall be 1,600 square feet.
65% of the homes shall be constructed with brick, stucco, and /or stone with the remainder to be constructed with Hardy Plank or wood siding. All brick construction shall apply to half of this number (32.6% brick) with the remainder being a minimum of 3 sides brick or masonry.

o 52 homes constructed with a Hardy Plank or wood siding
2-car garage required, either attached or detached. Detached garages shall be placed to the side or rear of the lot.
A swim community with a pool house shall be included as an amenity in the development with the minimum set aside acreage as require, 7% of total land area
A 30' undisturbed buffer shall be located along the south property line and along the eastern property line.
Developer shall submit a preliminary plat with zoning conditions met fro approval by the planning commission and the City Council
No final plat for this subdivision will be approved until Turner Church Rd. including all frontage for this project is paved to GA. Highway 155
Street lights and sidewalks (5') shall be installed.
Sodded lawns throughout this development with individual irrigation systems for each lot and common irrigated open space.
Development Shall have a single gated entrance with additional width for turning movements and a professionally landscaped entranceway. The responsibility of maintenance shall remain with the homeowners. Easements will be necessary for water and sewer access. Additionally, the development will have to conform to Cidy subdivision standards for engineering and construction.
This development shall have recorded covenants similar in nature with the Villages at Eagles Landing Subdivision.
